Hardwood vs. LVP Flooring: Cost, Durability, and Which One to Choose
A contractor's honest comparison of solid hardwood, engineered hardwood, and luxury vinyl plank (LVP) flooring — real cost differences, durability tradeoffs, and where each material makes sense.
Flooring is one of the most visible decisions in any renovation, and the conversation almost always comes down to the same three options: solid hardwood, engineered hardwood, or luxury vinyl plank (LVP). Each has a legitimate use case. Here is what they actually cost and how to choose between them.

For a 1,500 sq ft main floor, that difference is real money:
- LVP (mid-range): $6,000–$13,500 installed
- Engineered hardwood: $12,000–$27,000 installed
- Solid hardwood: $15,000–$27,000 installed
Solid Hardwood: Where It Makes Sense
Solid hardwood (3/4" thick) is the traditional benchmark. It can be sanded and refinished multiple times — typically 5–8 refinishes over a lifetime — which means a well-maintained floor can last 100+ years.
Limitations:
- Expands and contracts with humidity. Not suitable for basements, slab-on-grade, or below-grade installations
- Requires acclimation (often 5–7 days in the space before installation)
- Damaged planks are expensive to replace and match
- Long installation time — nailing or stapling, gluing at seams
Best for: Above-grade living spaces in traditional or high-end homes where long-term asset value matters and moisture levels are controlled. It also performs well on resale — buyers recognize it.
Engineered Hardwood: The Middle Ground
Engineered hardwood is real wood — a veneer of hardwood (typically 1/16"–3/16" thick) over a plywood core. It looks identical to solid hardwood at first glance and often feels nearly the same underfoot.
Advantages over solid:
- Dimensionally stable — handles humidity better
- Can be installed below grade or on slab (floating installation)
- Faster installation (click-lock or floating systems)
- Available in wider planks that would be cost-prohibitive in solid
Limitations:
- Wear layer thickness determines how many refinishes are possible. A 2mm wear layer gets 1–2 refinishes; 4mm gets 3–4. Thin engineered hardwood is essentially a one-time product.
- Premium engineered floors cost nearly as much as solid with fewer long-term refinish cycles
- The lowest-end "engineered hardwood" products are essentially glorified LVP with a very thin wood veneer — examine the core
Best for: Open-concept spaces with slab subfloors, kitchens with adjacent hardwood living areas (better moisture tolerance), or renovation budgets that want real wood aesthetics with faster installation.
LVP: The Practical Workhorse
Luxury vinyl plank (LVP) has transformed the flooring market over the last decade. At the low end it's cheap flooring; at the high end (12mm+ commercial-grade products with 20 mil wear layers) it's genuinely impressive.
Advantages:
- 100% waterproof — can go anywhere including bathrooms, basements, mudrooms
- Highly durable — good wear layer resists scratching significantly better than hardwood
- Easiest installation (DIY-friendly click-lock systems)
- Lowest total installed cost
- Consistent appearance — no variation between planks (can be a pro or a con aesthetically)
Limitations:
- Cannot be refinished — when it's worn or damaged, it's replaced
- Feels hollow underfoot without quality underlayment (the click is a real issue with cheap products)
- Foam core products can dent under heavy static loads (furniture legs)
- Does not add the same appraisal value as hardwood
- Temperature-sensitive installation — buckles if installed in extreme temperature fluctuations
What to look for in LVP:
- Wear layer: 12 mil minimum for residential; 20 mil for high-traffic areas or with pets
- Total thickness: 6mm is low-end; 8–12mm for quality feel; 12mm+ for premium
- Core material: WPC (wood-plastic composite) and SPC (stone-plastic composite) are both waterproof and more dimensionally stable than basic vinyl
- Attached underlayment: Quieter installation; otherwise purchase separately
Best for: Rental properties, basements, bathrooms, families with pets and kids, high-traffic areas, any renovation where the budget is the primary constraint.
The Honest Comparison for Investors
If you're renovating a rental property or a flip, the calculus is different than for a primary residence you're planning to own for 20 years.
For a rental: LVP wins almost every time. It's waterproof, tenant-proof (relatively), cheap to replace sections when damaged, and requires no refinishing. The ROI on paying $15/sq ft for hardwood in a rental versus $6/sq ft for quality LVP is essentially negative.
For a flip targeting buyers in the $500K+ range: real wood flooring (at minimum engineered) matters. Buyers in that price range recognize it, real estate agents mention it in listings, and it supports the appraisal. Installing LVP in a premium flip is a visible shortcut that sophisticated buyers notice.
For a primary residence: choose what you want to live with. If you have dogs and kids and a mudroom that connects directly to your living space, waterproof LVP in a mid-range product is the smart practical choice. If you're renovating a historic home and care about authenticity and long-term value, solid hardwood is worth the premium.
The Underlayment and Subfloor Question
Whichever product you choose, the subfloor condition determines the outcome. Any flooring installed over a squeaky, uneven, or soft subfloor will perform poorly. Every renovation budget should include a subfloor assessment and any necessary repairs before flooring is laid.
Underlayment matters significantly for LVP — a quality foam underlayment ($0.25–$0.75/sq ft) dramatically improves sound, feel, and thermal performance. Don't skip it.
